What we are called out for in Albany Park

Albany Park is one of the denser neighborhoods on the Northwest Side, with a large stock of 1920s vintage courtyard apartment buildings and walk-up flats alongside blocks of brick bungalows. The courtyard buildings carry large low-slope roof areas with internal drains and masonry parapets; the bungalows carry the standard shallow hipped roof with wide eaves. There are also frame two-flats and cottages throughout. The Chicago River branches through the neighborhood, and properties near it have drainage considerations most city lots do not.

On the courtyard and walk-up buildings, internal drain condition and parapet terminations are where we spend most of our time - a partially blocked drain on a large low-slope roof produces ponding that works at seams year-round. On the bungalows, the finished-attic ventilation problem and resulting ice damming are the recurring calls. Rear porch roofs on the multi-unit stock are a consistent third.
